From start to finish
One of our expert team will personally visit you to do a survey and discuss the requirements of your project. They will then be able to advise you of the best options to achieve what you want from the space available. We will then be able to provide you with a written quotation for your discussed project.
Architect & Planning Service
Our architect will meet with you to draw up plans for your project. The drawings will be sent to you for your approval and then we will submit them to your local authority if planning permission is required, this can take between six to eight weeks.
Once permission has been granted, work can commence. Most loft conversions and small extensions usually fall under permitted development, meaning that an application for planning permission is not required. If however your project does require planning permission, Plusspace will obtain this on your behalf.
Party Wall Agreement
A party wall agreement is there to prevent and resolve disputes to party walls. A party wall are walls shared by adjacent properties. You are obligated to inform your neighbouring property of any works you intend to carry out to the party wall before work commences.
This should be done in writing and a letter between yourself and your neighbour should be sufficient, however if your neighbour is not satisfied with this they can appoint a party wall surveyor of their choice and the cost to be met by you. This would take between six to eight weeks.
Site Surveys
A building regulations inspector will visit on site at various stages of the build. This is to ensure that calculations by the engineer are satisfactory and that work being carried out is in compliance with regulations. A district or independent surveyor will carry out these inspections.
Completion of Work
On completion of your project a site survey will be carried out by a Plus Space project manager. This is to ensure that the design and works have met the necessary requirements. You will then receive a certificate of completion.
